Hi All
I wanted to start a separate thread to ask some general questions on specific areas we are focusing in on when we are down from PA next week. We have been scouring all realtor websites and have honed in on a price range( $160-320K) and several zip codes/areas.
Here are some specifics if anyone has some leads(even homes you see listed as for sale by owner in your neighborhood)

1)We prefer an older( 11-40 yrs old is used alot on spec sheets for homes I have seen).
2) home with min of 4 bdrs, master on main(must for older parent).
3) Prefer ranch or tri-level(min number of steps in main living areas) Cape Cod or even 2 story traditional with master on main
3) Would like den in home
4) .3-1.0 acres of ground
5) Quiet, established neighborhood with mature plantings
6) Access to main roads but can be away from traffic pulse

Pretty much have looked and found homes in
Dove Tree
Roper Mtn Plantation
Parkins Mill
Gower Estates
Del Norte
Merrifield Park
Up Near Furman Univ.
Wellington Greene (was told to stay away from 29611 zip but there were some nice homes in this area, is this the area near Berea that I have read is alittle older and not as safe as other areas? --Would like to hear other's opinions on this zip)

Anyone willing to share their thoughts on the above neighborhoods and if possible whether you have seen also many for sale by owner homes in these places.
My realtor let it slip that our hidden gem may be to drive around several of these neighborhoods and just collect the for-sale by owner info and leave time to schedule appts separate from our listing we gave ahead of time.

Thoughts/comments from those who may live in these neighborhoods and any others that you feel we can drive to.
We would like to stay in vity of Greenville but have seen some nice homes in Poinsetta in Simpsonville and Devenger in Greer.

I recommend the Bottany Woods area east of the city, not far from Taylors. The area around Furman University does match your interests as well, as you have stated. If you live within walking distance to the campus, you will have plenty to do throughout the year and a beautiful world-class place to enjoy walking, jogging, or riding a bike.

Botany Woods had some beautiful homes closer to top of our range but now that you mention it, we are staying in Gower Estates and will drive through Botany to check out any for sale by owner homes

Botany Woods is beautiful but note they tend to lose their power for a while due to the lines being above ground and the mature trees during ice storms.

Sugar Creek is another nice development though, like Botany Woods at the top of your range.

Be careful of some of the homes in Del Norte as some (not all) have flood issues.

Pelham Estates is another subdivision to consider though you might have to knock on doors and ask them to sell ;-) Don't see immediately any homes for sale.


Pelham Falls is also worth a look.

True, but most of the lines in Greenville are above ground. Not just Botany Woods. I live in the North Main area and our power was out for 5 days during that last big ice storm.

Edit: Of course that was a huge ice storm. We lose power every now and then but it is usually back up within an hour or so.

Developments east of Pelham road around the Hudson Road/Old Spartanburg area only lost their power during that storm for 12 hours and many have the lines underground. Inside our subdivision our lines are underground. Our subdivision is about 20 years old

I was just over in that neighborhood today and noticed a few nice ranch homes for sale on Lisa Drive, which is just off of Richbourg Road near Edwards Road. That is a well established community off the main traffic corridors, but close to lots of shopping and dining, plus is only a short drive from downtown.

Hmm, didn't know that. Guess I've just been reading a lot about how they want to move all lines underground and assumed most lines were still above ground. Anyways, I hope they do start putting all lines under...that'd be great.

Do you and your neighbors have generators to sustain you during the outages? We have one and so do many of our neighbors for outages due to hurricanes.
If you do have one hope you don't need it this winter. They are lifesavers but hellishly noisy and the fumes kill all the plants surrounding it.

We don't but a new neighbor down the street had one and yes, it was noisy. I was just beginning to get cold when the lights came on. We made spaghetti that night on the grill sans meat because Bi-Lo wouldn't sell it
