A retail center proposed for the northwest corner of Woodruff Road and Sunnydale Drive was on the Greenville County Zoning and Planning Public Hearing agenda on Monday, 17 August 2015 (Docket #CZ-2015-54). The applicant is seeking to rezone 18.9 acres from residential suburban (R-S) and service (S-1) to planned development (PD).

The planned retail center calls for a full service supermarket with a fuel center, 19,000 square feet of retail space, and outparcels for offices.

Site Plan:

It appears the grocery tenant is 62,000 square feet, has a pharmacy drive through on the front of the building, and has a fuel center with six kiosks for 12 pumps.

Site Rendering:

The front of the grocery tenant is reminiscent of the store fronts Lowe's Foods' new stores have.

Let's see, we already have a Bi-Lo and Publix nearby. A Lowes Foods is supposed to be coming to Woodruff and Lee Vaughn. It looks like it would be a good site for a Harris Teeter. But HT stores don't often have many fuel centers. Ingle's is a possibility.

I live nearby. The Bi-Lo (and Publix to some degree) have become tired and cramped. A fresh addition to the market will be welcome. As for the traffic generated by the Library and offices - not so much. The road widening should begin soon.

Lowe's Foods is speculated as a grocery tenant for Davis Crossing. ("Davis Crossing, Simpsonville, South Carolina.") The rendering of the grocery tenant for this new planned development looks like a new Lowe's Foods store.

Harris Teeter is expanding its fuel center operations.

Ingle's Markets does not own any properties on or nearby Woodruff Road. Most new stores, usually greater than 70,000 square feet in size, are built on company owned sites.

That does look like Lowes Foods. The proposed Davis Crossing at Lee Vaughn Rd must not have been about Lowes. No way they build two Lowes stores that close together. It's just a rendering though and tenants change. It could be Harris Teeter.

Ingle's, Bi-Lo #5150 (Milestone Plaza, 3619 Pelham Road, Greenville, South Carolina 29615-5002), and Harris Teeter #367 (14520 John Rex Boulevard, Raleigh, North Carolina 27614-8592) have pharmacy drive through lanes on the A-side (front) of the store. Others usually have them on the B and D sides.

Harris Teeter stores have had areas on the A-side for parcel pickup.

Having too many food retailers among several sectors will cause inferior participants to leave the competition.

If you think about it, most people visit a grocery store at least once per week, often more. A big chunk of the household income goes towards food. Competetion is needed in this area of retail.

I would agree here. Delicatessens are usually busy during lunch rushes for people seeking subs or hot foods. They can be quicker and cheaper options compared to quick service restaurants.

Another participant in the Five Forks supermarket trade area should add competition. There are always opportunities to try other affluent trade areas like Pelham-Batesville.
