I have been searching for quite some time looking for senior housing communities in the Greenville/Spartanburg area, but I have not found much. We do not need assisted living type places (yet). Any ideas? Thank you.

Thank you for the list of communities. However, I am looking for something more active, similar to a Del Webb type community like near Charleston or the SC suburbs of Charlotte.

We don't have a similar community here. You will find neighborhoods that attract more seniors and other empty nesters, like the patio style homes being built in Simpsonville, but no Del Webb or similar.

What new homes communities/new neighborhoods might attract more 55+? We have also been looking in the Charleston area which has more 55+ type communities, but the homes seem smaller and cost more money .

Check these out:

55+ Community Near Greenville, SC | Epcon Community.

Any community that has a lot of homes with the master down, such as some of the neighborhoods in Hollingsworth Park, also tends to attract empty nesters.

Here is some info I just got in my email: NewStyle Communities | 55 Reasons to Buy a NewStyle Communities Home.

I don't believe the community is age-restricted but the marketing is definitely aimed to 55+.

Thank you very much for the link to the EPCON community! It looks intriguing! I might contact them next week to see how much the maintenance free living costs on a monthly/yearly basis.

Maintenance/HOA fee is $150 per month which includes lawn and exterior maintenance. Let me know if you would like any other info .

We know people that just moved into Gresham Park, not sure if it's a true over 55 community~but their home maintenance fees are $115 monthly and they have a nice little pool and clubhouse. They also have some monthly social activities, community yard sales, and an active homeowners' association. The people they have met have been very friendly and welcoming, most of the residents have relocated from northern or northeastern states.
