LL you did well!!! Fernwood is a great neighborhood. We live several neighborhoods over from Fernwood, closer to The Country Club of Spartanburg.We would love to get together with you all sometime.
Another factor is retirees. We lived in one of the wealthiest counties in America near DC (I think #1 for last few years) . The cost of living was prohibitive to stay during retirement. Our real estate taxes were horrible but still not as bad as NY, NJ etc. Many, many people are selling $500,000+ homes and relocating to smaller Southern cities for the cost of living and the weather. We think we're getting a steal for a $250k house with $1800/taxes. It's only going to continue and drive up prices.
This is part of our decision about where to live when we retire in the next year or so. We have been looking at the Charleston area (Summerville) or the Greenville area. Cost of living and taxes are both lower for us than the mid-Atlantic.

Yes we are on Lake Forest Drive which is off of Woodburn Road.
Too big for retirement but looks beautiful! Bigger houses, bigger lots than we were looking for.

The asking prices are inflated. $180K is still very cheap, and $200K imo is cheap in todays world, especially when you have other SC cities closing at $420K, and have starter homes in California going for 800K+, and with all the flipping and gentrification going on.

All very true. My only point about retirees is we come with a pocketfull of money. Many younger come searching for more affordable houses and jobs. They haven't necessarily previously owned homes and may not have as much cash available.
As long as the rich Northerners move in, it will go the way of Asheville.
Rich southerners aren't moving up there at the same rate, so why are their prices so high?? You can't keep blaming the northerners for everything. A boom in Greenville's tech and STEM scene will raise prices much higher before northerners do.
