Here are distances from the former supermarket Bloom #2729, 901 Holland Road, Simpsonville, South Carolina 29681-5708:
  • Publix #530, Publix at Woodruff, 1750 Woodruff Road, Greenville, South Carolina 29607-5933 (approximately 2.4 miles)
  • Publix #1012, Mauldin Square, 111 West Butler Road, Mauldin, South Carolina 29662-2534 (approximately 2.5 miles)
Stores being approximately 2.5 miles away from each other is common.

Another point to consider is the infill of residences with disposable income.

Nope, and there is probably a reason for that. Build now, think about roads and traffic later, its how our local governments around here operate. We'll probably see a light at what is now Centre Pointe Blvd. That in of itself may cause traffic issues. Another light that close to an interstate interchange is bad. You just have to look at the Roper Mtn Interchange to see that.

If the former Bloom #2729 site is acquired, that allows a better opportunity to expand development of Bridgeway Station, and allow for better relocation of Center Pointe Boulevard closer to Holland Road.

Center Pointe Boulevard's intersections with Bridges Road and Holland Road would need signalization.

Or a traffic circle.

Improving Bridges Road at Interstate 385 (exit 33) could involve converting the four-ramp diamond interchange into partial cloverleaf with four ramps and two loops entering Interstate 385.

The developer is targeting local and regional retail/restaurant tenants.

This project just got bigger. Wow. First office building to start construction immediately with delivery in mid-2019. Directly across the round-a-bout from the Charter office building. Seven floors and 103 feet tall. 100,000 square feet. Site plans and renderings coming shortly.
