My wife and I are visiting at the end of the month to check out possible retirement destinations. So far what I'm seeing is real high end stuff or section 8. Anything in the middle? Really just looking not to do yard work as I get older. Probably looking to buy, not necessarily Greenville, but in that area.

OP there are a lot of communities here that could fit the bill, and I've noticed a few more being built. There are two new ranch home communities going up that I am aware of (probably more); one is in Simpsonville and the other is in Travelers Rest. There are some villas in Simpsonville that are also low maintenance. So tell us what exactly you are looking for and the suggestions will come in. If you are looking for a specifically age restricted community that will narrow it down.

over 55 living
Looking for a 2 bed room, 2 bath, roomy kitchen, small den. Near grocery shopping, restaurants, not necessarily in town but outside. Nuthin' fancy, just simple living. Maybe breweries/wineries nearby too. A good church is a must too. We like diversity.

I’m not a realtor so I’ll let those who are chime in.
We relocated from Northern Virginia to be closer to family so I completely understand the price/taxes/retirement thing. We both grew up in Montgomery County and my family had a beach house in AA County so I understand where you’re coming from. We all know DC has changed drastically and become horribly expensive, especially for retirement. We have found life, all around, better here in SC.
We ended up in Spartanburg but we were looking for a slightly bigger house than you are. We found a 2,600 square foot, 4 bed/3 bath/double carport one-level house for a bit over $220. Initially, we looked in Greenville but it seemed prices and taxes were a good bit higher. In our price range, I didn’t care for the neighborhoods available in Greenville. Don’t rule out Spartanburg — it’s changing rapidly and houses are a bit more affordable.

Oh yeah, I live in southern Maryland and it's ridiculous. I'm open to anything in that area of SC. When I was in the Army I lived in North Augusta after marriage and loved it but would like something with a mountain view (if possible) because that's what I grew up with in NY state. (Catskills)

We just moved from the Hudson Valley NY so very close to the Catskills. We also ended up in Spartanburg. We bought a slightly larger home than we were looking for in a custom neighborhood (different than you’re looking for), but just wanted to chime in as well to not look over Spartanburg. It’s growing and it’s really nice here.
Close to everything and the mountains as well.

I'm retired, moved here end of September, and hope to buy a 2BR condo or townhome a year from now (ideally, ranch style). I've been monitoring availability and prices on Redfin, and it appears there are a lot of units out there in the $140K-$160K price range including a few that are listed as over 55 communities. Not a lot of ranch styles, though. You won't find those prices near downtown - most of the listings in my favorites are on the east side, plenty of shopping and restaurants nearby. There is Iron Hill Brewery on Haywood not far from me, don't know if it's any good because I don't drink. Travelers Rest is closer to the foothills (and wineries/breweries are out that way) but from what I'm hearing, prices are going up fairly quickly in that area. People I know who live there love it - small town vibe but not a bad drive to downtown Greenville.

OP when I hear "retirement home" I automatically think of a ranch home; however, as Vasily mentioned there are townhomes/condos in your price range, and most will be two-story with the bedrooms upstairs. The ranch home communities I was referencing start in the $200's. If that price range is a possibility I would check out that community in Travelers Rest to be near breweries, etc.
