My husband and I both have work in the simpsonville area, now we need housing, asap. We are looking for a house or duplex, at least 1000 sf in a good neighborhood. We have 3 girls, 2 of them school age, non smoker, non drinker, great references. Ive been on craigslist and greenville classifieds, but not knowing the area (we are in cape cod ma) im having some trouble. Our jobs want us down there like yesterday, but I cant pick up and move without a place to stay, as i refuse to waste my money on a hotel till we find a place. does anybody know of maybe a house 2+ br in a good neighborhood for under or around $800? anything would help, since my house here is completly packed and a moving truck rented. thanks

Hi, I live in Simpsonville... Are you looking to rent or buy? I would assume rent based on your budget

What part of Simpsonville? Where are your jobs located? Simpsonville encompasses a pretty broad area - from Fairview Rd Simpsonville, which is about 40 minutes from downtown, or Five Forks Simpsonville, which is about 15-20 minutes from downtown.
It would help to know where your jobs are and how long of a commute you'd like to have.

Fairview Rd. 40 minutes to downtown? I live in Simpsonville and it takes me 15-20 minutes tops to get to downtown from Fairview Rd. I can be in Greenwood in 40 minutes.

Exactly, it's 15 minutes or so from Fairview Road to downtown. The junction of I-385 with I-26 in Clinton is no more than 45 minutes from downtown Greenville.

When I first bought our house in Martin's Grove, I loved how I was only 15 minutes from downtown. THEN, came my first drive to downtown during rush hour. THAT, my friends is 40 minutes when you leave home at 7:20AM If only, I could come to work at 9 and come home at 6, or go at 7 and come home at 4 and I would avoid allllll of that traffic.
Rob-n-vet, back to the original question, I'm afraid I don't know of any rentals in my area. Good luck in your search, though.

I wonder, is the heaviest traffic before eight, or before nine? Just curious, because when I buy, I might well be looking at Simpsonville.

Here is a website you may want to check. A local property management company that looks like they have many rentals available. There is one in Willow Valley subdivision here in Simpsonville that says is available. Think it is a little higher than you requested..... says price reduced. But is a 3 bedroom, think it said 1600 sq ft. Know Willow Valley is a small, quiet community, and the houses have huge lots, so you have some space. Think it was 900 or 950/ month. I live out that way in a subdivision nearby so I drove by and it looks like a good place. Easy access to the 385 to get anywhere around Greenville/Simpsonville area. That subdivision goes to Fork Shoals elementary which I have heard good things about.
But the website had some townhomes also in your requested price amount. But I am not familiar with them. Worth contacting this agency though. Hope it all works out for you all with your move. We moved here a year ago and love it.
Here is the website. Waveland Property Services

As far as I can tell, the heaviest traffic is about 7:30 and 5:30.
