I was wondering if anyone had info about the mortgage process in the Greenville area. Do they have different programs for those with less than perfect credit scores? Times are hard for everyone. I just want to know what we're in for when we finally put our house up for sale here next spring. I just hope they don't want my unborn grandchildren They are already spoken for. Any help will be greatly appreciated. Thanks in advance!

BB&T has a great home loan program for first time buyers or for people that don't have a down payment. Check out their program and see if it fits you! Link: Mortgage Loans – Fixed Rate Mortgages and Adjustable Rate Mortgages at BB&T
BB&T - Affordable and Rural Housing Mortgage Loans (http://www.bbt.com/bbt/personal/products/lowdownpaymentloans.html - broken link)

This is from an older post. Search BB&T and then the No Money Down Home Loans Thread. See if that helps...

I recommend Palmetto First Mortgage to my clients. Check out their web site. You can apply on line and know in a couple of hours if you have a chance of being approved. If you have credit problems they will give you advice on what to do to improve it. I have sold 4 homes using them this year. The rep has been at every closing. That is service.

I got a great rate with a low down payment and I used an FHA loan, ask any lender about it, they are pretty popular I think

FHA is running 3.5% down. What I see slowing folks down is the closing costs. Lately I have been able to get $3 - $4 thousand in closing as part of the deal.
