The property next door is vacant and a survey was conducted and the flags in the back yard were placed where previous surveyors have placed them. The realtors sign was removed about three weeks ago. Last week we noticed the 2 backyard flags had been moved onto our property. Two days ago we noticed that one of the flags was removed and now red paint was sprayed on the ground next to the remaining flag on my side of the property. I have not seen anyone there but would like to know how to proceed. I have lived here for over 40 years and that house has been sold many times. The surveyors flags have always been placed where these flags were originally.

Call the real estate agent at the company that sold it. Ask them to give you the name of the surveyor. If they dont have it ask for the closing company and ask them. Call the surveyor to see what's up. I will tell you that I had one survey recently that showed a few corner points five feet off of where there had been previously. The surveyor spent about 15 hours confirming it. It does happen. It seems that surveying today is much more accurate than it was years ago.

The flags mean nothing, the true survey marker is an iron pin that is in the ground. The flags are just placed somewhere around the pin to make it easier to locate.

It may also be marking for something else. Maybe there are buried utilities or something like that and it was marked because they are digging for some reason. Often these marks (usually sprayed on the ground but sometimes flags) are in the whole area and not just a specific property, Of course I may be completely wrong.

You are correct and that may be it..... Surveyors normally mark the area where the pin is by using wooden stakes with brightly colored (normally orange) ribbon tied around the stake..... If the "flag" is a smaller square piece of material on a thin metal rod then is is most likely utilities.
