We've pretty much decided to move to the Williamsburg area in the not too distant future. Possibly as soon as summer 2020. We're not specifically looking for a 55+ community, but since this move is for retirement, the types of things that generally make up a 55+ are appealing to us (few or no kids, lawn care and other maintenance included, pool and/or fitness center, etc.). The location, amenities and HOA fees are are high on our areas of consideration. An absolute must have is a first floor master bedroom. My knees are shot (one TKR three months ago) and I will not walk up and down stairs multiple times a day.

We've vacationed in Williamsburg multiple times over the last few years, so we're generally familiar with the area. We've looked at several communities (actual tours or at least a drive by).

The first place we looked at and liked a lot was The Settlement at Powhatan Creek. The location is great, but I'm not sure there are any first floor masters there. It does have a beautiful pool and fitness center. Also we prefer new or newer construction, and I think everything built here is around 2015 or older.

We also looked at Arbordale by Ryan Homes. We like that these are single family homes vice, townhomes or attached homes but we're not that keen on the location. They do have a small pool and fitness center. However, they may be built out before we're ready.

The one we recently looked at was Quarterpath at Williamsburg Villas by HH Hunt. We really like the location and they'll have a pool but probably not a fitness center. They have three Villa models with first floor masters. They still have plenty of room for expansion, so odds are good that they'll still have something available when we are ready.

We're also considering the Woods of Kings Creek, which is a new 55+ going up in the Kings Creek timeshare development. There were supposed to start building in 2019 but we were there over Christmas and nothing is happening yet. It's been about a year since I've seen articles mentioning it and nothing since. We did get some tentative floor plans to look at, but nothing really wows us. If they ever get going we'll take another look.

Any thoughts on these or similar communities?

Right now we'd probably choose Quarterpath, but when we seriously start looking in late spring/summer that could change.

Every home in the settlement at Powhatan Creek has a first floor master bedroom. Have you visited Colonial Heritage? That has been a popular choice for many of my clients through the years.

Quarterpath- is nice . Great location. Eventually they will be building detached homes there. Build out is taking a very long time though ,that would be a concern of mine. Woods at Kings Creek Will probably start clearing the land sometime in the next few months but it could be at least a year from now before homes are completed.

We considered Colonial Heritage but I don't remember now why we didn't like it. We should take another look. We're planning to go down again in the spring so we'll try to tour Colonial Heritage and Quarterpath.

When are you going to do a neighborhood profile on Quarterpath?

There is a page about Quarterpath at Williamsburg as well as one on Village At Quarterpath on the website.

If you want to get a sense of the community you should book a discovery stay at Colonial Heritage. You can spend the night in one of their homes, tour the community in a golf cart on your own and use the amenities, fitness center, pool, etc. Talk to residents. Eat-in the restaurant. It's a great way to experience what it's like to live there. I am happy to help arrange if desired.

It's official. We're making the move to Arbordale in December. We got a reasonable offer for our home here in NOVA just over a week after we put it on the market. Closing is scheduled for October 30th.
