Was hoping some locals could help with deciding on good areas to look for houses for sale. I'm a 41 year old guy with no wife or kids and work remotely so traffic isn't anything I'm worried about for work. I'm in VB a lot since its only a maybe 2hr drive from Richmond, but any family I had that lived there has either passed away or moved away within the past 10 or so years, so its been tough figuring out the best areas to look. Here are some of the things I'm looking for if it helps -

Low crime is a must
I'm happiest on or around the water, so the closer to the beach the better (not the oceanfront)
Not a partier so I don't need a ton of nightlife stuff like bars and clubs
Looking to spend around 225-270k

My grandparents lived between Rosemont and Lynnhaven before they passed away and I liked the area, but that whole area had definitely started going downhill just before them passing and we've gone back since and it looks to be much worse now, so that's probably a definite no. Other areas I have seen houses that I liked have been Dam Neck (near General Booth and Oceana Blvd) and the Aragona Village area... But, I don't know much about the areas unfortunately

You do not say if you want single family or town home/condo. If you would not mind the jet noise, there are some nice areas in the Dam Neck area of Virginia Beach. Please feel free to send a DM with an email address and I can share with you what is available. I must tell you however that we are currently in a seller's market which means there are currently more buyer's than sellers. That said however, there are some nice homes on the market...a buyer just needs to be able to be in a position to make an offer.

Sorry, forgot about that. I'd prefer single family home, but im not opposed to a town home. The only thing that worries me with a town home is having ample space for my German Shepherd. I'm not ready to put down any offers just yet, I'm mainly looking at areas that fit the bill for what I'm looking for. I'd like to avoid looking at neighborhoods and areas that aren't very good to live. I do IT work for a large mortgage company so I know that right now its very much so a sellers market

As a Realtor, I am not allowed by law to "steer" towards particular neighborhoods. But for single family homes in your price range, I would suggest:
Near the water:
Dam Neck Estates
Redwing
Ocean Lakes

Away from the water (25-30 minutes):
Brigadoon
Kempsville Greens
Alexandria
Charlestown Lakes
Rosemont Forrest

Since you live in Richmond, I would suggest a day trip to the Beach and drive the neighborhoods. I also recommend to my clients, contacting the local authorities for crime information if you cannot find it on line. I also recommend talking to people in the neighborhoods to see how they like living there.
