I've been following the other threads, along with the big one about HR housing prices in general and the large rental market. If we move down most likely we'll rent while scoping out a future home to buy.

Are month to month rentals available for single family homes between Williamsburg and Hampton? I'd assume that we'd have a good chance at finding such a deal if there indeed a lot of rentals available and the owner is willing to make a deal.

I'd try to get a rental that's listed by an RE agent & include a clause to get out of the lease for buying. They have a potential buyer in you, you have a lease 'out' & your rent won't increase for a yr if it takes that long

You might be able to get a home owner that is hurting to make you that deal. There is a risk that they will go into foreclosure while you're renting, but it sounds like you will be okay with moving again.

It's way too early to even think about buying in this area. Prices are still way out of line with incomes, there is a huge overhang of high end homes rotting, and people are still have unrealistic expectations.

More foreclosures hitting the market would be a good thing. We do need buyers to "take the plunge" and take one for the team, overpaying, but overpaying less than the last person overpaid. This way declining sales prices are recorded for the comps.
