Anywhere south of 22nd Street and west of Monticello Ave is safe. (Downtown and Ghent areas) Larchmont (north of ODU campus) is safe.

The area to the east of campus around the University Village is a work in progress. A lot of students live there but people do get robbed occasionally.

Stay away from Park Place!

Basically what mikeas said is dead on. The neighborhoods closest to ODU aren't the best. It's mostly Park Place/Lafayette, which is kinda sandwiched between Ghent and the campus.

Theres a place on my block that is for rent and I live in a nice neighborhood (Larchmont). The house is on Jamestown crescent and is 1200/month. The house has a weird configuration but its about a mile to ODU and very safe.

Definitely Larchmont! It is a safe family neighborhood. Kids walk to school, families walk their dogs, neighborhood activities abound. Larchmont is blocks to ODU. (There is a section close to campus that has more students from ODU than families. It shows. )

Largely, property is well maintained and parking is adequate. The only caveat is that there are sections that flooding occurs when the tide is super high, during a nor'easter, or a hurricane.

Properties are from $200K- Multimillions. The houses sell fairly quickly, compared to other areas, but some that were on the market for a while may be willing to rent for a long term lease.
