Hello,

Just a tad of advice for those who choose to use it or not. I'm only telling you this since it worked for me. I just sold my home for the first time myself. I just couldn't see giving someone $36,000 of MY money to do the same things I did to sell my home. I had a someone come in for $637.00 and do an assessment of price on my home. Then I paid another $612.00 for a home warranty. I then posted photos and all the vital information on Craigslist and other sites. I work from home and was able to show my home at anytime. After two weeks we received a full offer and I paid for a closing attorney. That's it!! After all of that I paid a whopping $2510 of my money. It saved us over $33,490. Now, I do understand this is based on a few factors... condition of house, if you work from home ( but you can work around that) and location. But, for those of you who are thinking about this, it really works!! You need not pay for something or someone that the times have past. Thank you internet!

Bahagal,

Have not moved there yet. We are heading that way in a few weeks to narrow the area we wish to live. Tarpon Springs is now high on the list. An advice on that area ? Again, we are only going to live there from Oct-late April and here in PA the rest of the time.

I have only visited Tarpon Springs once. We chose to go a little further south to get a few extra degrees of warmth and less chance of freezes. I was also concerned that that area has a higher number of sink holes than in Manatee County. Do your homework and check out the area you're looking at, as well as insurance rates/coverage. I found a list that ranked Pinellas Couty as #5 on the list of the "top 10 sink hole counties" in FL. It also borders Pasco County, which is ranked #1.

I'll probably get bashed by some people that live there and tell you everything is fine, but it's good to have the information nonetheless.
