I'm from the area but currently live in GA. We are planning to move back in 2 years once my husbands job transfers him. We would like to build a custom built home. We've moved around so much and have been in so many homes and I just can't stand the thought of fixing up a house or settling for something I don't want. So here's my dilemma. There are pretty much no lots available except flood zone lots. This doesn't surprise me, I know that it is a congested area and land space is at a premium. Does anyone have any experience getting through the permit process? I know that flood insurance is ridiculous but I've heard you can design a home accordingly to reduce costs. Also, anyone build recently? Just wondering at a ball park figure what the cost-per-square foot is to build a home in this area. We plan to build a home conservative in size (1800-2200) but with some modern amenities such as tankless water heater and radiant floor heating, and I'd go gaga over central vacuuming but we will see if the budget allows. I obviously know that this number can vary a lot but just wondering if anyone has any recent experience. And lastly, can anyone recommend any builders?

We have been through the permit process for building a house. The permit costs vary with each township, but I would estimate the cost of new permits to be around $2500 to $3500.
