We are buying a house that had a two car garage turned into a master bedroom, I love it. The only thing is they have the original door coming through a bedroom, so going or coming you have to walk through the bedroom to get to the master bedroom. Their is a hall way closet that butts up to the master bedroom. We were thinking of enclosing the "bedroom" door and replacing the closet as an entrance to our master bedroom. No wires or support beams can cause a problem. Anybody have an idea about how much it would cost to do something like this? I appreciate the input, thanks.

Has the drywall been actually removed to verify that there are no utilities and no support beams in the way? If not, then don't be so sure.

As for cost ... anywhere from under $100 if you're DIY and nothing is in the way, to several thousand if that's a bearing wall that's separating the garage from the house and you need to add support beams/columns/etc. and relocate utilities (if such is even possible). Without knowing what's behind the wall, no one can truly offer any sort of estimates behind a computer screen.

That all said, is this conversion even legal in the first place? If not, then instead of moving a doorway, what you really need to look into is how much it'd cost to demo everything and revert the "bedroom" back into a functional garage. The lender, insurance company, and municipal has a much greater say into this matter vs. any buyer's desire. Also, what's your agent's take on this?

This was done prior to us buying it, and has/was met all building codes for our area. It's a no on the utilities we do know that much, as for the support beams, we are pretty sure it is not going to be a problem. We are dealing with the orginal home owners, he says no it will not be a problem, but not banking until we see for ourselves. Thanks for the insight though.
