Hello all. Quick background...we are looking to relocate and are in the process of getting our house ready to put on the market. The house is your standard suburbia ranch house, built about 20 years ago or so, with builders grade baseboards and trim and hollow doors.

My question is simply this, we've kicked around the idea of painting all the baseboards white, but leaving the door trim, windows, and hollow doors the way they are (stained of course) because we don't want to have to paint all of that as well (and white paint on hollow doors would look like crap anyway). So is it a good idea to do this? Or should we just touch up the woodwork as is and put it on the market that way, leaving it all stained?

Another idea would be to paint the baseboards in the bedrooms/bathrooms/kitchen only maybe as they are all laminate flooring whereas the rest of the house is carpeted. Not sure if it would be strange to have different color baseboards in different rooms of the house. But painting the baseboards in laminate rooms only would prevent us from having to take them off the wall to paint.

Any and all ideas/suggestions greatly appreciated! I don't really want to paint the baseboards white, but I want my house to sell FAST as well so if it will probably help, i'll probably do it. I'm no interior designer, I just want my house sold!

Have you had a selling agent do a walk-through and give a laundry list of items to do? I would only do what they recommend and no more.

As a buyer, baseboards certainly wouldn't be a top priority in terms of what I would look at, so I can't figure out why you are placing so much emphasis on them? Are your baseboards in really bad shape so you have to do SOMETHING with them?

Personal taste can be very personal.

Best advice would probably come from a local real estate agent who knows buyer preferences.

No, we have not had an agent do a walkthrough. Perhaps that is something we should set up sooner rather than later. I was going to wait on that until more projects were complete but maybe I'll set that up now. We are trying to get it listed by April.

No, they are not in terrible shape other than the usual dings and scratches on them. I could touch them up with stain and they would be OK. So Karen you would recommend just touching them up then? I was just under the impression that white ones might make the house look "newer" and separate it from some other houses for sale in our neighborhood, all with the same trim.

Sounds like I need to contact an agent for a walkthrough soon. I've never sold a house before so this is all new to me. Thanks for the replies!

I think it would look odd to paint the baseboards but leave door casings unpainted. If they're badly scuffed up, I'd just go over them with some wiping stain to match the original color...that will hide a lot of scratches.

I echo Karen's comments. Are the baseboards in bad shape? You don't need to paint all of the trim in the whole house, but I would paint an entire room including doors and casings. You CAN paint hollow doors and have it come out looking rather nice. My mother had hers painted and it looks terrific. Now she hired a painter for that job. Doors and trim should be painted in high gloss paint.

I agree with Karen... are those baseboards the big issue in your house?

Clean and clutter-free - at the right price - will result in a fast sale!

if the baseboards are in decent shape, I don't see any reason to paint them. Just touch the stain up if needed. I'd worry more about the floors and carpet being cleaned, possibly a fresh coat of paint on all the walls, and keeping the place clutter-free. An agent in your area should be able to do a walk-through and tell you if any items stick out to them vs other houses in your area.
