Hi, I'm new to home ownership and hiring a contractor for the first time. The walls in my living room and dining room have a knockdown texture and the ceiling is popcorn. I'd like to smooth them; not perfectly smooth and flawless, but make the texture less noticeable.

How much should I expect to pay for about 100 linear feet of walls (8.5 ft ceilings) and about 400 square feet of ceilings, including everything (sanding, prepping, painting, cleaning, etc; including all materials)?

I live in Boston so relatively high labor rates...

$5,382.67! Who knows?

There are still a lot of variables you left out-
The only way you'll know for sure is to contact 3+ paint contractors and get quotes.

Then make an educated decision based on the information before you.

1250 square feet on the higher end would be 50 to 75 cents a square foot. In a low wage area you could get it done for 30 to 50 cents. keep in mind this makes a huge mess, and they will cover everything (or should).

Thank you for the replies. I realize this is hard to estimate. I got a couple of quotes and the lower one was 2,500. The sellers still live in the house and it's a pain to arrange for contractors to come over and give me quotes, so I was trying to determine if 2,500 is reasonable.

MrWillys thanks for the warning regarding the mess. We'll do this before we move in so that should make it easier to clean (should lower the cost a bit too if the place is empty).

Unless your footages you outlined are wrong $2500 seems high (I'm from the SF bay area which is pretty high too) at $2 a sq ft. Most would install drywall and finish for that easily. Are you getting pricing from drywall contractors, or general contractors?

Just had the the last of the popcorn removed and flat coated ceiling - it is beyond messy and most likely will screw up the paint on your walls because of the tape. Knockdown is the least expensive but, in my opinion, looks awful. Plus if you damage the knockdown it is a chore to fix.

You have my sympathies.
