About to start renovating an apartment I have: opinions on whether to keep the picture rails?
Also I plan to buy complete new furniture but am confused on how to layout. are there any good guides online? I have no idea how to make the tv work with furniture for the lounge
I don't know what your budget is, but if you can afford a cabinet that the TV moves down inside and then moves back up when you want to watch it that would be what I would do. Otherwise, it is going to be difficult to NOT have your TV the focal point of the room (unless that is what you want). Those cabinets are pretty narrow for flat screen TVs. so it won't take up a bunch of floor space.
I'd put the TV along the wall that has the door and a sofa across from it on the long wall without windows or doors. You can place a chair and table or a credenza or hall table under the window.
What I posted was a Plate Rail. Do a google search and see what they look like, pretty similar. They can be anywhere from 3/4 up the wall, to off the top of the windows and doors like the OP has. Your room might have originally been a dining room. Yes I would keep them as well, they have a nice architectural detail.
