I also agree that everything is negotiable these days...after calling several HVAC installers I was actually able to get a brand new appropriately sized unit for $1790 including installation, 10 yr warranty...5 years ago the quote I got was $4600 to replace the unit.

I am definately going to look into the idea of built ins further...and good point that they are actually fairly easy to remove.
One of my criteria for homebuying was enough wall space to finally get the books out of the boxes. My Dad, who has done carpentry work over the years to supplement his teacher's salary, built them custom for me. They're insanely heavy and lag-bolted into the studs, and are still going to be standing if the home around them goes down in a hurricane. We're hopefully going to be putting in hardwood floors in the next year, and I'm kind of dreading temporarily taking them down so we can run flooring underneath them.
