We have a bonus room that has a rough in for a bath now. Would you make it a full bath or just a half bath? We are on a septic so adding a "Bed room" is not an option since we would have to change the septic system. But there is enough room to make a bedroom up stairs with the bonus room and call it an office with a closet that would be right beside the 1/2 or full bath. The cost is going to be around $550 additional to go from a 1/2 bath to a full bath. Would you do it or leave it a 1/2 bath? We might sell down the road so resale is definetly an issue. Yes, it will be permited as well.

Really? Do you think I would recoupe it in the long run, even if we put it on the market in the next 6-8 months? I appreciate the advice!

The more/better quality bathrooms and kitchen are, the better. Make it a full bathroom if you can, imo.

$550 to make it a full instead of a half bath? And your asking??? Spend the money. You will get a better return on a full bath.
But selling in a few months??? Depending on the total cost of the project, it may NOT be worth it.
I'm curious how the $550 figure was determined? BY the time you buy the tub, faucet, surround kit and the extra piping materials, I bet your pretty close to that in materials alone, unless you are going lower end on the materials.

Well a 2 pc. shower runs $400, faucet kit $75 for American Standard, $30 piping materials, Certified plumber who is a friend...priceless. I just did not want to drop the extra money if is would not be felt on return. Yes, we may use it but it is on the second floor when the rest of the house lives like a ranch. But once I finish the office/closet room then I can see where it can come into play at that point. We are also putting a dry bar in up there with it. So the house is finishing out really nice for us. Always seems like you tend to move once it gets completed.

Spend the $550. You open yourself up to a larger buying market, and will have no issues recouping it.

The thing is, when folks are looking at say a 3 bedroom & 2 bath, they will look for a house that is indeed 3 bedroom & 2 bath - not a 3 bedroom & 1-1/2 bath.

Totally agree. I would add that a decent percentage of those people will forgive a 3/1.75 and would walk from a 3/1.5.

I agree as I think it will be better having the house be a full 3 bath house instead of a 2 1/2 bath house. Then once I finish the storage room and make it a office with a closet, since I can't show it as a bedroom that will open up the market more for us.

I would check with the building inspector and health department since they will have to sign off on the permits. If they deem it a bedroom since it has a closet, you could be screwed and in violation of your original C/O permit if you aren't up completely front about what you are doing here.. They could condemn the house if they wanted to be bastards about it if you don't include their input.

If they balk, I would eliminate the closet, put in the full bath, and when you go to sell, suggest a amoir to take the place of the closet. This way the building and health dept inspectors sign off and no problem.

In the event they give you permission to install the closet and the full bath, I would get their permission notorized in writing to protect yourself. It is best to be up front about these things since they will come out anyway when you list the house for sale.
