I am leasing a condo, and have found stains on the floors. They are beautiful Parkay, look like maybe a few spots of bleach spill. Anyone have a suggestion for repair/stain? I bought a dark stain but afraid to use it. The floors are in tile format and multicolored. Help!

Well if the spots look really bad I would try sanding them and mixing up a matching stain, followed by polyurethane. What have you to lose? If you totally botch it, then call in a professional floor guy.

Since you are leasing, I wouldn't do anything that could possibly damage it further. I guess that I would ask the landlord/owner first or find a area rug or something to cover it. Just my 2 cents. Good luck.

I agree. But even if it were your floor Id still tell you not to try it. Ive always lived in old houses so I have some floor refinish experiences.

The best way to color match an isolated spot is on top of the finish. This way if its not the right color all you have to do is wipe it off and start over. If you sand and stain you could end up with a dark spot instead of light spot. Bleached areas will take stain differently than unbleached.

Use a small artist brush and make streaks like wood grain with the stain. This way you can feather the edges of the spot and make it blend in more. After the stain drys really well you can put a coat of finish on top and feather the edges. You dont want it to look like a patch. After it drys If the floor has some age you may need to use fine steel wool and rub with the grain to add some age scratches so you dont have a shiney spot. . If you get too ambitious just do more finish and start over.
FYI. Everything you do always WITH THE GRAIN.

BTW unless you did this I would be refering this to the landlord. If its old. Maybe they already know about it and you can just cover it with a rug.

Thanks all, for the suggestions. Would rather fix something myself here than notify the manager, not exactly an understanding type. So I went ahead and used the furniture polish for dark furniture and it worked! Now have found a large black spot on the floor, got to figure out what it is and what to do with it! A few weeks ago, had my refrigerator replaced by management. The guys scuffed up the floor and the door trim getting it in. Hope manager will believe me on that one!
