we bought a new house recently. The sale person promised that our house have two units heating and cooling, 2 furnaces and 2 air conditioners, one unit controls second floor and the another one controls first floor. But when we had pre dry wall meeting last week. we found out that they only installed 1 unit furnace and 1 unit air conditioner, all the ducts work have been done. The builder said the sale person made a mistake, this model was designed for one unit, not 2 unit. We have somthing to proved that they promised us fro 2 units when we signed the contract. The builder admits this is a miscommunication and would like to offer us $5000 credits. But we think $5000 is too less to cover our loss(when we signed the contract, there are two models to choose, the other one has and indeed has 2 units, we would choose the other one if we know this model only has one unit). So we need to further negotiate with builder and get what we should get. But we need to give them a reasonable number, anybody here know how much it'll cost to convert a one unit HVAC to 2 units HVAC? Thank you very much for your help!

Without knowing the layout of the actual plan, it would be hard to speculate a price. The most anybody could do is ballpark-it.

As a builder, I'd say the offer is pretty close to what a 1.5-2 ton unit system would cost him. That could go toward some pretty good upgrades. But, choose wisely. Make selections that add value to the house. Energy efficient appliances, better insulation, low-E/argon windows, insulated doors, etc.

Or, you can raise a hissy-fit (B!$%#) and see if they cave-in and agree to install 2 units. Or cancel the contract and walk away.

The builder's site engineer mentioned that this model was designed for one cooling and one heating unit. If want to upgrade to 2 units, need change ducts and knock down some walls. So I would imagine that it is not that easy. I want to ask the builder to give us a reasonable credit for the mistake they made, if you have any suggestion for how much ($) we should ask, it'll be greatly appreciated!! Thanks again!

If you truly want to add a second unit with the rebate, $5k to you as a retail customer isn't going to go very far. The single unit that is installed is (hopefully) sized properly for the (entire) house, so adding a second unit properly would involve replacing one (big) unit with two smaller ones, and trashing much of the ductwork - plus the repairs to drywall/trim/painting, etc. Just the cheapest, bare (uninstalled) hvac units ordered over the internet are likely to cost $3k each. Retail, installed, pricing for those units would likely reach $6-7k each, and that won't include any drywall repair.

If it were me, I wouldn't accept a credit of any amount - you, as a retail customer, won't be able to negotiate a price anywhere near what the builder would pay for the same work - especially for work like drywall/framing repairs.

But the builder said firmly in the email, they are not able to change to 2 units at this point. They gave us two options: 1) We can cancel the transaction, they’ll refund all of our deposit(the demanding for the house around this area is pretty high, I believe they can sell it quickly if we cancel it). 2) if we stay in the transaction, they are still going to offer us $5000 credit.

First, We don’t want to cancel the transaction. We bought this house last June. The construction started last October. Since then we went to the construction site almost every weekend to see the progress, we are attached to the house already!

Secondly, we think $5000 credit is too less to cover our loss. The builder have two models to choose at the time we bought the house, one model is 100 sqft less than the other one, but same base price. we chose the smaller one, since it has some features we like. One of the feature is a walk-in pantry, but now the walk-in pantry is not a walk-in pantry anymore, the duct occupied more spaces than plan, the builder admitted it is a plan bust. Plus now, they told us this model is one unit, but the other model is 2 units. If we know all these at the time we signed the contract, we would choose the bigger model, but it is too late now… This is why we think our loss is more than $5000.

We want to reply back to the builder that if they really have difficulty to put two units back, they need give us more credit. I don’t have any experience with these kind of negotiations, don’t know how much we should ask. We are thinking of asking them to finish the basement, which will cost us $31,000 if we choose this option, but for builder, they may can get a contractor to finish it around half the price. Do you think this is a reasonable request? Thanks!

We had two units like that installed. The one upstairs was $5000, the one downtstairs was $8,800. We had to go with a super efficient unit downtstairs because we di dnto want to have to vent it through the roof.

This was quite a while ago and it included ducting.

Try offering them $10,000 and a realease to finsih the basement. If you pay their material costs, they are more likely to bite.

You're around the 90 day mark already- and they're not in d'wall?
Talk about dragging feet! That in itself should be something to grip about.
Regardless of their time frame- that's an awful long time and not be in d/wall. I built many a home- "trees to keys", on 90 day schedules.
