last house sold other than cleaning everything nicely, we just replaced a small section of a wooden fence. The whole time I was working on it I was thinking what a waste of time for me... it was already sold and we simply "promised to fix it".
I think we spent about $10,000 A lot of it was on landscaping the back yard. I canot remember what else we did. Some painting, replaced some carpeting. Refinished some wood floors. Realtor had us put carpeting over some 1940s red and white tile in one room. Personally I liked the tile better. Painted the sidewalk and porch. I think we also replaced a window.
I am not sure whether it helped sell the house at all. The guy who bought it took out most of what we did, let the landscaping die and then replaced it, replaced or covered all of the flooring everywhere in the house.
