Hi all,

Started shopping around for home warranty for my 9year old house. So far we called Choice Home, American Home Shield and First American. We wanted to see what everyone experience, recommendations and coverage for for their warranty.

Old Republic has treated me fine. Have had two claims one a refrigerator that had a compressor go out and an over the range microwave that had a bad circuit board. Both claims were paid. The deductible for the owner is $60. My homes are rentals but I pay the service fee myself.

Rates have never gone up even after a year in which I had claims.

I have American Home Shield-- have only used it once so far (house is two years old-- but it was for my dryer which is 9 years old)

First American and had a service call with zero issues. After one year switched over to Old Republic as their rate was lower. IMHO can't go wrong with either.

Default National home warranty

I have national home warranty they been good so far i had 4 claims over 5 years and they too care of them they replace my garage door opener , repair my stove and repair my ac once some told me about old republic home protection i will check them out when my home warranty comes up for renew

Not the question you asked, but a rather famous consumer advocate from Atlanta, recommends having cash reserves instead of extended warranties. $500 a year for coverage adds up fast. I suppose it does give some piece of mind under some circumstances though.

Yeah that.

Plus I had one for a year (luckily purchased by the seller) and tried twice to make claims. Denied both times. Total BS IMHO!
