Hello,

I am not a handyman at all. My house was built in 2004 and I moved in 2008. I don't have any leaks or anything.

When should I get the roof inspected? I think I heard something about every 4-5 years.

When is it time for new roof?

Thanks

We had our roof inspected once, three years ago, after a severe storm.
We just replaced that roof; it was over 22 years old.

Well, anytime would be the correct answer.

I check my every time I clean the gutters. I also make it up there after severe storms, especially if we've had any hail larger then pea size. But there are other criteria to take into consideration-
Climate- what part of the country you're in can have an impact on the roof
Close proximity trees- especially deciduous type
Ventilation- proper roof/attic ventilation can also impact the lifespan of a roof system.

Whoa. Most competent roofers will tell you that people traipsing over a roof to inspect it can CREATE more leaks than are found. As a roof ages, the shingles and underlayment become much more brittle. The concentrated weight of feet on it can create cracks.

Instead, look for obvious signs of leaks, and look online for photos of the various shingle problems and then use binoculars to examine your roof. Any decent roofing job should last ten years with cheap shingles and likely much longer.

Speaking of cleaning gutters, would you really have to do it if you don't have any trees around your home?

I live in Texas where its hot most of the time.

I am afraid if I call a roofer out to inspect, they can lie to me just to get work and the roof is perfectly fine.

Can I inspect the roof myself?

Sure... if you are trained to know what to look for!

Seriously, though...
since you had a storm FIVE years ago and no problems presented to date, that storm did not damage your roof.

I check my roof twice a year as regular a maintenance procedure and also when there's been a severe storm. We have roofers come by all the time wanting to check the roof. Sometimes I let them go up there just for curiosity to see what they say or how honest they are. Nearly everyone has something they found that needs to be repaired or replaced immediately. I then go up with them and have them try to point out the problem(s). That's when they get into their vehicle and drive away.
If you're in doubt about your roof and you know nothing about roofing them then call 3 licensed roofing contractors over to inspect your roof. That should give you an idea what condition your roof is in, if nothing for peace of mind.

Wouldn't hurt to look, but if you have heavy enough rains and a properly sloped set of gutters, you can go a very long time without getting much crap up there.
