Cost of adding a room? (hardwood, roof, foundation, windows)

We live in a small area, hardly any houses for sale so it is slim pickings. I found one that is close, but it doesn't have a man cave and I need hubby to have one LOL. I'm thinking maybe we could add one over the part next to the garage via an existing hallway. We'd only need electricity, heat, & air - no bathroom or stairs. Don't know if this is possible due to the sloped roof.

What do you think? (Sorry for the bad pic).

There are better ways to spend your money.
And better ways to manage hubby's time out.

He's an artist and needs a studio, I don't want paint/ canvas, etc all over the house

You'll probably have to raise that part of the roof. Code dictates headroom heights of inhabited spaces.

I'm in the Washington DC suburbs and 10 YEARS got bids on a 15x20 basic box of a family room addition -- NO vaulted ceiling, no hardwoods, NO high end finishes.

Quotes STARTED at 40K....I told them "I only spend 220K a year ago on the whole house -- and adding ONE basic dry-walled room ROOM is 40K?

Standard reply:..."Well, the foundation is one third of your price. And a 'stick-built' room runs about that price.

I'm still without that family room.

It's generally quite expensive to build over and up since you have to consider the foundation and supporting walls and joists. You can't just tack onto them. You'd probably be better off building out but any which way, it's difficult to ballpark the cost as it can vary so much.

Could you do a detached studio space in the back yard?

If that part of the house is on slab- you're looking at about $165sq/ft. (Maybe less).
Blow the roof off, TJI's joists to span front-to-back (any interior walls that are running lft-rt will become loadbearing- if there are any), headers above the existing windows and doors "may" need to be beefed up, build it up, stack the front windows, and keep the existing roofline the same- Done!

But, if there's a basement or crawlspace that changes a lot of things- including the price!

That isn't a man cave but same advice applies:
Don't build... find *another* place for those hours to be spent.

Next bet is to find another property altogether...
try to find one that already has the spaces you know you need.
