My friend is too busy to keep in touch as to what is happening...

Colorado, student on break....40,000 gallons of water in the place as of yesterday....
I believe this place is a duplex....which might be how she found out
while tenant is still gone...the other tenant might have notified her.

Who pays do you think?
Student, student's parents, her insurance?

I'm off tomorrow, offered free help, will bring flat shovels, rakes, crowbars and
such...trash cans...the works...if she needs me.
Every pair of hands has to help!! But she has guys that work for her.
(And her hubby has cancer, oh boy!)

Are you saying that a pipe burst due to temperatures below freezing? What does the lease say about dripping faucets when the temperatures outdoor are below 32?

The property owner pays of course.

In this case it's an owner who thought they were also a landlord.
A foolish person who rents to students without having proper oversight
and clear instruction about how to proceed with very elementary situations
and absent these will too often lead to events like what has transpired here.

After some protracted legalistic effort the owner (and perhaps their ins co)
may have some of the responsibility for those cost laid off onto the other parties
and eventually they may even get some cash reimbursement too.

Of course the Cubs might eventually win the Series as well.

If the student is on lease by themselves, then the student may be culpable (but forget about getting any money as it's doubtful they have any savings) but not their parents . If it's not spelled out in the lease to leave the heat on then its the owners problem. A pipe bursting in the walls or underneath the home is the owners problem as they are the landlord. Call the insurance company of the owner of the property.

I agree...her lease...a student, oh brother!
I would not want to be made responsible if my kid ruined an apt.
I do not know his age...just a med student ...could his parents be made
responsible if under 21? I guess not from the above post.

Story.. an older woman was hit on a sidewalk by a 10 yr old girl on roller skates,
racing around a blind spot!
Well, she drove the girl to her home to talk to her parents and their home
owners ins paid for ALL her medical.
(Btw, they were not happy that she was driven to them...a stranger and
her husband and all.)

I will have more details later.

Small update..a girl tenant...also must tell owner's ins
she had heat on low or won't cover!
It was off.

Young people really don't know very much...I know students at a prestigious
private college that would
not pay their rent until the landlord, ''Fixed that hall light!!!".

The bulb was out.

Wow, what a mess. Was there a lease with any stipulations and rules? Wouldn't a med student have
some basic knowledge about renting? I'm sure he grew up in a house and had some basic knowledge
of Homes 101.
Did the parents co-sign the lease? I think someone should be held accountable for all the damage.

Would hate to be a future patient of that med student if they don't have enough common sense that everything needs some sort of heat to exist.

But to play devils advocate, I know of people who were home with the heat on in numerous locations and some of them had pipes burst on them. So one can't blame a person when its happened to others with the correct circumstances for it not to happen.
