The reason I was asking was I thought I remembered some FHA, Fannie Mae, or VA rule about a minimum size. I don't see the issue about the amount of 'freash air' since the room is on the central HVAC system so gets as much fresh air as any other room.

The issue is that a lot of folks cut off the heating or air overnight. Growing up, my choice was to deal with 50 degrees inside in winter, or open a window a crack and let in fresh 5 degree air.

Then that would seem to be their own choice and nothing to do with how a bedroom is defined to count as such. You have to make your own decision in that case but the room would still count as a bedroom for listing purposes. Anyway, doubtful too many people cut off heat or air nowadays...especially if they have kids.
I cannot remember what the required square footage was for cell in our maximum security institution but if I remember correctly it was about 9 feet x 12 feet. I'm not sure. One window to the outside was included but bars obstructed the view.
Once I slept in a room that was, at most, 9 x 5. I had two windows and a folding door as my door. At one point the bed itself was built into the "closet" so that your feet were basically in the closet. Then when I got a twin bed, you basically had a foot of walking space.
The reason I ask is that we are planning a house and the room I have planned as an office/study is 8'x10'. It has a window and closet. There are two other bedrooms that are 10'x12' as well as a larger master bedroom.
I'm wondering if (in the future) whenever we go to sell it (or my kids do when we are no longer around :-)) that room can be considered a bedroom or not.
Regardless if it passes muster technically, I would still run the idea by one or more realtors you may know, see if they think such a small "bedroom" would make the shack harder to sell.
