If you were buying a house that needed 5 new appliances (fridge, stove, dishwasher, washer and dryer) and a hot water tank, what would you budget for that (all electric)? I'd like stainless steel mid range appliances. The bank owns this house and the people actually took the hot water tank .


I know I can go out and shop and find out, but a friend who was with me looking at the house said I'd need $10,00, would it really be that much? I have never bought new ones, ever!!! Generally the houses I've bought have come with them, and I've moved rather frequently so never needed to buy any.

It really depends on your budget. The big stores generally offer package deals with discounts.

Figure $1000 for the refrigerator. Then you have a charge to hook up the icemaker assuming there already is a water line to it (the delivery person may do this as part of the service).


A flattop stove will be $700 or so.


A washer/dryer set will be $800 or so.


A hot water tank will be $400-$600 or so. You may have to pay to have it installed by a plumber, figure maybe another $400 for that.


I have no idea about a dishwasher.


The above assumes that all the plumbing/electrical outlets are already in place and you or your husband or a friend are handy enough and can install the hoses for the washer, connect the dryer to the vent, etc.


You're kind of good in that everything is electric or you'd probably have to pay a plumber to do the gas connections.

A couple of years ago we put in brand new appliances.

We got a nice Whirlpool side-by-side counter-depth fridge for $1,800 because I refused to pay $3k for a Samsung that looked like a Lexus.

Also got a range with two ovens (one being the little flat casserole-sized oven) for $1,200.

Dishwasher $500 ish.

Washer & dryer you could get for $1,000 or less, even a good set could just be about $800. I do not like the front-loaders and prefer top loading washers.

So that's, what about $4500?

Now, a hot water heater ... depends on if you get the standard tank heater, which can be done for about $500 if you get a 50 gallon.

We switched to a tankless water heater that was about $3,000, but it uses gas.

Visit Home Depot, or Lowes, Sears or whatever, many are running promotions right now. Pick your own appliances based on what you want, add them up.

I've bought used stuff at Habitat for Humanity ReStore before too. $50 washer, $70 fridge, $50 stove, etc. Depends on what you want and your budget.

For what I'd consider decent mid range appliances, I'd say about 6000 or so. 2000 for a fridge, 800-1000 for a good dishwasher, 1000-1200 for a range, and 1500-2000 for washer/dryer plus pedestals (which I highly recommend with front loaders if that's what you get). You can negotiate a pretty good deal when you buy that many pieces at once.

The hot water heater is 500-1000.

$5-6K perhaps.

All depends on what you consider mid-level. I just bought a fridge that I considered mid-level for $2K.


All you need to do is hop online and you can price it out pretty quick.

$1500-2K for an upper mid-level fridge
$600-1000 for a stove
$800-1200 for a washer/dryer set
$1000-1500 for a water heater installed

So almost $6K there and i'm sure I was conservative and you can get cheaper.

I agree with the others - - it all depends on what you want. Compared with estimates in previous posts here, I spent a lot for my washer and dryer, and not much at all for my refrigerator.


You can spend a lot, or you can spend less. I budgeted a lot for my washer and dryer because I wanted fancy high rated many-featured models that were more expensive. But then I really liked the frig at my former home, so I got the same model which was fairly inexpensive and plain without frills. It keeps the food at the right temperature and doesn't break, and that's all that I care about in a frig.

ha! I actually spent more than the 1500-2000 I cited for my w/d but while I didn't get top of the line, I did pay more for a couple of features I wanted so I figured someone could get a good but less expensive pair for that price point.
