Honestly? I think that missing that there are no stairs and putting in an offer tying the house up from other offers is a bit mind boggling.

"Hello, I just realized there was no front door. I want my money back."

"Hello, I just realized there are no interior stairs. I want my money back."

In both cases, it is not the homeowner's fault, it is the buyer's lack of even rudimentary observation, and the potential loss of a REAL buyer has got to be galling, to the point of the seller going WT? was this person thinking? The showing agent doesn't get off scot free either. If I was the selling agent I'd report with prejudice any further offers from that person.

If I were the homeowner and seller, I would want to make such unthinking behavior result into having to jump through hoops for a refund just to register my annoyance.

If OP has an inspection contingency, they don't have to give a reason to withdraw from the contract and get their earnest money back, and it doesn't matter that it is based on something that should have been obvious prior to an offer being made. Or they could have noticed it but didn't completely think through what it would me to live with on a daily basis until after they had some time to think. That's the reality of selling a house - the person who makes an offer does have a right to change their mind when there are contingencies in the contract allowing them to do so.
