Can you re-frame the roof? A true hip roof, even a metal hip roof (standing seam would be best) with an improved slope would look better, but it would cost a bit.

Would you REALLY consider reframing an entire roof for the sake of esthetics? It would appear to be a new house- where's the logic in that?

It's actually a 1950s house, however the roof appears to be fairly recent. I haven't inspected the property in person. The house may be available tens of thousands below what I was willing to spend, so a few extra thousand for improvements would be okay with me.

"Fairly recent" roof (shingles), what appears to be new concrete, and new(er) windows- is this a flip?

Anyway, it's not the price below what you're willing to pay- it's the price BELOW THE COMP's. If the current value of the house is in the same range as the comp's you don't spend $10k more for a reframed roof to make it aesthetically pleasing to YOUR eye; because you just priced yourself out of the neighborhood.

OK. By the picture I see what you are talking about. You want to improved the overall look of the house-maybe you think it looks "blah". How about some large potted plants, maybe a bench at the covered area and some landscape features appreciable away from the front of the house? Leave the house alone and think about enhancing the surroundings, the brick work will make a nice backdrop/canvas.

No, this has nothing to do with flipping and I don't own the house. I'm interested in buying a cheap small house and renovating it to my taste to live in.

It's in preforeclosure and the earlier short sale price was about $30K under the comp value.

If it were me, I'd leave the roof alone. Maybe spend a few bucks on a good landscape designer. The yard is a blank slate, screaming for attention.

What stands out to me is that the house doesn't have much of an overhang. I'm guessing this was originally a wood sided (or asbestos) house that was later covered in brick. They shouldn't have put the brick over the windows, they should have just went to the top edge of the windows and then trimmed the top with a 1x6, this would've at least created the illusion of a fascia.

What's underneath may be stucco. The sides of the house are covered in it.
