We are negotiating with the builder over 2 lots, lot 3 is closer to the road and six adds 3 more houses of space. 3 also has trees in the lot that the builder can't cut and the town most likely won't let us cut (more than 25ft away from house). Both lots offer a walkout basement. Am I correct in reading that lot 3 will have basically 8ft of the basement above groud(111-> 103) and lot 6 around 6 feet? Six does have a 15k prem that we are trying to negotiate . Which lot is the more desirable one based on the gradient and the fact that it is a walkout basement?
I guess the front would face south west and the back north east. We do standard 9ft walls on all three floors. With this gradient would all 9 feet be above ground?
First off, I wouldn't have either one. Lot 3 has 2 easements running thru it. Just wait until the local cable company comes thru, digs up your yard to put in the newest junk and leaves it a wreck. Best of luck getting it fixed. How do I know? I've had my pristine, park like yard dug up 5 times in the last 18 months. It looks like a nuclear dump site and nobody gives a crap. Like the wife said, fence it off and let it go to weeds since we don't have control over it. But that's my fight and your future. The lot 6 has a drainage pond in the back of it and will be a breeding ground for mosquitoes and rats. They also tend accumulate garbage. It too has an easement which you have zero control over. Don't like strangers in your yard? Better get accustom to it with these lots. It also appears that Lot 6 has natural drainage running thru it right where the house is supposed to sit. My personal opinion, neither are "premium" lots and I wouldn't want either one even with a stiff discount.

But if you decide to choose one of these lots, DO NOT pay a premium for either one especially if these are the only lots left. The builder will be offering a huge discount should you decide to walk away. There's a reason these lots are available, that's because they are not good at all.

Lot 6 can get to about 7 feet without trick work? I asked about the natural drain in lot 6 and we got most of the premium waived.

That feature on lot 6 was the original tree line. I think I feel much better about lot 6.
