Is it just me or does $1800 seem to be A LOT for a new fridge?? I would by a new one, but cheaper. You CAN buy a new fridge for under $1000!
Yes, but as explained above this is for a premium property -- an urban condo building attached to a high end hotel with valet parking, room service, many other amenities. Tenants pay high rent and all the finishes are luxury. So the replacement fridge does need to fit the kitchen.
My other properties are SFH and don't have this level of appliances.

Rental fridges I dint spend more than 2-300. I usually look for discontinued or floor models. Got personal fridges I go with the higher end fridges I still look for the clearancerefurb or floor model. As long as they have a warranty I'm good with it
I have purchased several refurbished electronic items in the past (probably five or six different types of electronics). They have ALL broken down on me shortly after purchase during the warranty period. I will never purchase another refurbished item, and would actually prefer purchasing a used functional thing first. I wonder if I have hellish bad luck or if these manufacturers are either incompetent or just dishonest. I'm not sure if they just do a shoddy job repairing the item or the cheapest repair possible so it breaks down soon afterward or if they might not even fix it at all. I have heard that some manufacturers will sell an item as refurbished when it is actually just used, broken, and they never repair it. They just put in back in the box and call it good. In any event, I buy things used or new.
Admittedly inexperienced in many aspects of life including the topic of refurbished appliances. But 30 years as a landlord -- always managing my own properties -- leads me to the decision that I don't need advice on changing my lease for this property regarding including or not including appliances.
I buy appliances from Sears outlet all the time for rental properties. Most of the items I look for are brand new with minor dings or dents which are noticeable only to a picky buyer paying full price. Like others have mentioned, if it has warranty go for it or buy extended warranty for peace of mind.
Not sure if it is or isn't a good idea. However, I had a very good experience when I bought a rehab fridge. A nice sized side by side. We bought it from someone that made a living doing this. Thing ran like a quiet mouse and was ice cold. He had also replaced the shelves on the doors and cleaned it until spotless. Not sure who we got it from as it was many years ago. Never had a single peoblem with it in the three years we owned it. So I'd say give it a whirl, if you get a uneasy feeling in your stomach about the person you're dealing with walk away; otherwise, buy it. Hope this helps!
I buy all my appliances for my rentals at Sears/Lowes and where ever there are scratched and dents deal. Sears Outlet are a hit/miss and don't always have the best deal. Best deal are floor model at Sears retail store. Sears outlet store may have some appliances that has been through many repairs. I've seen appliances with 4-5 stickers in the back at the outlet store.
