When looking at a home, be it a new home, your own, or even checking out the home of a friend, what is the most important feature to your mind:
- An updated kitchen-- new counters, appliances, modern layout, good lighting, etc...
or
-An updated bathroom-- new vanities/sinks. upgraded bath tub or shower, nice tile, lighting, etc?
"Updated" doesn't have to mean modern, it can be an older room with some original features just made more functional by today's standards while keeping the character of the room.
What is more important to you-- updated kitchen or bath?
Neither one. Absent some actual deficiency I really don't care...
and the LAST thing I'd want is what someone else might call 'updating' (wtf that means to them)

I would not want to pay for either. Trendy updates, just become outdated has been items while you are still paying for them. An "update" by someone else rarely utilizes the quality level or the choices I would make. The worst ones are ones people do to flip a house or as an incentive to help sell the house. They generally employ the cheapest materials available to make it loo nice today, but not to last for 5 or 20 or 50 years. If I had to pick one or the other, I would chose bathroom as it usually costs less and is easier to undo. Generally, I look at an updated kitchen or bath the same way I look at a completely worn out/destroyed kitchen or bath. It is something I will have to replace soon.
However I think generally, potential buyers get caught up in how something looks today, with no concern for whether it will still look or function nicely in five or more years. I do not do the HGTV mantras (in fact, I do not even watch the HGTV house shows), so I may have a different perspective than a typical buyer.
