Yea I agree. They are clearly reckless. I am going to say we want to hire our own people to fix this. They have done enough damage.

^^^This plus make a written note that if any future damage develops caused by the initial damage unexpectedly after the work is completed that they will have to come back and rectify it.

Get everything in writing no matter how trivial. Get email address to whoever is the point man with their insurance and the construction company. If they say or tell you anything ANYTHING tell them you will need to confirm what you discussed in writing via email to both., no matter how trivial. You send email to them.
My nephew had dealing with a construction company was told something verbally they now deny its made their three year old home un-sellable. It needs at least $100,00 to correct a 165,000 home and been in negotiations for a year now and nothing resolved or done to correct. Really shady stuff for a new home builder I business for years.

Sure and then you eat the costs. Our insurance company made a contractor come back over a year later to do some work that was hidden that later showed up that the contractor missed. So yes take precautions.

So now apparently the house flipping company has no insurance either! Their offer is to do all the repairs themselves. So now it seems our options are to either do that or have our insurance try and subrogate which it doesn't seem like the house flipping will pay. We just had a mold specialist come and he says we would need to rip out the whole section of the wall that was wet and ceiling in order to determine the work needed. It looks like if we made a claim and they don't get the money back, our premium will probably end up doubling. Ugh this is a disaster. My husband is saying lets just have the neighbors do the work and it wont cost us but how can we trust them?! What would you do? We obviously want to pay out minimally but it seems we are at the mercy of our neighbors.

Are not licensed contractors required to have insurance coverage? What does your city/permit have some rules regarding that. I'm really sorry for your troubles. I would be livid and have a hard time controlling my anger... But as the saying goes you get more bee's with honey than vinegar, or whatever it is.

That's what I would have thought! I have been trying to get in touch with city licensing but of course the guy assigned our case is out sick. I did look it up and it seems they are required to have comprehensive general liability insurance so if they don't have that I am wondering what the repercussions are from the city, if any.


We have already seen that the contractor is crazy. She just got in a fight with our independent worker that came out. He basically said this is a problem you don't have insurance and she literally went off, screaming...This lady is crazy! She started yelling "take me to court!". I mean I don't want to go down that road...

I have seen, or heard of established and reputable roofing contractors not bothering to get a permit from the city until they get caught, them oops, sorry we must have overlooked it then rush down to city hall to get one. I suspect on purpose just to save a few bucks. So even the most trust worthy bend the rules.

I wonder if the house flippers are working under a valid contractors license. They sometimes will "borrow" others licenses. You can look up online licensed contractors with your states licensing agency. You can do searches by names and license #, you can go to your states portal and find agency. Did the city confirm if there is a valid license in good standing? Pretty sure licensed contractors are required to be insured, but I don't know that.

This is getting too big to handle on your own. You're going to need an attorney to handle this if you want to be "made whole" on this issue.
