Oh, so this is Colorado! That explains everything.

The answer is- montmorillonite. Or, what some people call Bentonite.

Can you translate? I'm not sure I understand.

Because when I google it, it looks like the primary use is "detoxifying" my skin. LOL.

I take it the issue is that water doesn't get absorbed?

No! It REALLY gets absorbed! The soil is very expansive- meaning the house moves around a lot- unless the house is on caisson/pier foundation. All that movement can certainly exacerbate any leak.
