One thing about metal roofs, the installer has to be certified by the manufacturer; otherwise, your roof might look like hell after they bend it up by walking on it, storing it improperly, and installing it improperly.
What about hail damage? The standard gauge for residential construction is pretty light, 29 I think. Commercial buildings are much heavier, but at a significantly higher cost.
How about heavier asphalt shingles? What is the typical weight of shingles, 70? When we reroofed, we put on a heavier shingle, 90 I think. I think they have a 25 to 30 year warranty.
Home Depot and Lowe's have metal roofing panels. Look online for a cost comparison.

Nope, not necessarily. Some manufacturers offer training and "certifications" for some of their products, others don't. Some product warranties require it, others don't. Anyone can walk into a Home Depot and buy sheet metal roofing and install it themselves. I know a few people who built their own homes including metal roofs without such "certifications". Their roofs are fine.
My house is 1300 sq ft and the quote is for an aluminum, "shingled" roof. We live in Raleigh NC. They would put the new roof over top of our existing asphalt shingled roof. The look would be awesome. According to home sales in my area, value is around $170k. ... but dang $43k.... Hard to fathom that a roof replacement would be 25% of my home value. We are 52 years old and likely to retire in 15 years so a metal roof is appealing in that it would be the last roof we would ever need before we pass on (we wont likly move).
Going to get some additional quotes, including asphalt like y'all recommended. What should I look for specifically in an asphalt roof shingle to last 25-30 year roof? Any gotchas or specific questions I should ask?
I'm also in NC, are you talking to Roofing Inc.? They did our Interlock roof about 5 years ago and did my FIL's 9 years ago. When you have a problem they are very hard to get on the phone.

Reason: left out the name
I had an entire metal pole barn put up for less than half what your quote for just a roof was. That guy sounds like a ripoff artist. I'd get another TWO estimates for a metal roof.
This is a great discussion. Thanks everyone as I am learning a lot.

McCarthy Metal Roofing is who we talked with.
Oh good. I'm glad it's not the other people. I will say that I love our Interlock roof. It looks great, is not noisy (we also have closed cell foam insulation), and is fire resistant. Most people can't even tell from a distance that it's not a traditional roof.
Yes, great thread! We have been considering a metal roof and this has all been helpful information.
