I have a small house which I am planning on tearing down in a few years but in the meantime am planning on living in. In the case of this house the land value is greater without the house than with. A neighbor has already asked about buying the land and has no interest in the house. If the property were sold to someone else I am sure they would build a larger home.

We had some driving rain this past week and the roof leaked. The shingles are at the end of their life span. Are there any short term fixes rather than spending money on a new roof? I am only looking for two or three years of life extension.

Yes, have rolled roofing membrane installed over all of your roof shingles and roofing cement at all pipe penetrations.

Have you priced an overlay using cheap 3 tab shingles? using the right crew this would be really cheap for a small house.

How many layers of shingles do you have now?
And how much do appearances matter?

iow... either suggestion above could work fine.
Just one layer on the roof. Appearance does not matter as it is a rural area and you can't see it from the road (not that it would bother me )

Option 1.
Patch the bad spots that leaked and/or are on life support.

Option 2.
Run a second layer of shingles.

Option 3.
Membrane and tar/sealant.

Option 4.
Re-roof

If you can do an overlay yourself, I think that's your best option. Trying to figure out what areas are leaking and patching or laying felt paper is a waste of time imo. If it was a few months maybe, but not a few years. I'm assuminig you don't already have two layers of shingles, I wouldn't do a third.

Can’t compare the price of rolled roofing to shingling.

Huge different in price with both material and labor.

Not any color choices, pretty much black.
