I’ve never had a roof inspection. I just replaced my 24 year old roof...it wasn’t even in bad shape but there were a few tabs missing, and I knew the age was pushing it. I’m one that prefers maintenance over emergency repairs, so I went ahead and got a new roof. Roofers said it was in amazing shape for being that old. They only had to replace one sheet of plywood.

I would not worry about an inspection until at least 15 years.

I inspect my roof on a constant basis, both inside and out. I do a better job than anyone who might get paid for it. I immediately repair any flaw that develops in a shingle. I have a permanent ladder built into the back, with a high slant and wide steps, with a walk-through top and high handgrips for safety and ease of use.

It depends on the age and type of your roof. In the case of my new home, a portion of the roof is a nearly flat EPDM roof. Since they are subject to drying and cracking, I fully intend to get it inspected and sealed at least annually.
