I think FHA says there has to be a closet in the BR so I live in a zero BR house. I have a front office where the money comes in and a back office where the money goes out. There are closets in the back office and junk room. The back office is next to the room where I sleep and get dressed so no biggie to go around the corner to gather clothes. The junk room doesn't count because it is less than 7' wide. though it used to be a kitchen - it might have counted then.

So I guess 5 rooms + bath & junk room. The kitchen is the largest room in the house and I like it that way.

Depends on what you count.

13 by some peoples count. Up to 30 rooms by other counts. Anything in between can be justified as well.

LIving space? 3100,3300,3600, 4200, 5400 Depends on who you ask and what they count. Official is at at lower end.

We have 6 bedrooms. 4 count. We have 4 bathrooms (really 5 one is not finished) 3 count.

One appraiser counted the pool room which is basically a segmented greenhouse with each segment on wheels so they tuck one tino the toehr to opne up. Since it has a fireplace, he said it is heated and counted the space. His appraisal was based on 7000 plus square feet, but the lender tossed it out fired him and got another appraiser.

Roughly 1300 square footage home built in the mid70s. 2 bedrooms, 1 bathroom, living room, dining room, kitchen, laundry room, and walk-in pantry.

There’s an office area off the MBR, but it’s only divided by cabinetry, so I’m sure technically it’s considered part of the MBR. That gives me 7 rooms, in just over 1,600 square feet.

This is an open area that is large just doesn't have a door, so I call it a nook area. It has a desk file cabinet, grandfather clock, chairs, etc.
