I'm one of the others that like the kitchen somewhat closed off from the rest of the house. The rough plan is have a freestanding wall between the TV room and the kitchen. There will be an kitchen island that faces a dining area and looks out over the pool, but I like to think of it as having a digital room and an analog room. One is for the TV and one without the distraction. There would be larger archways between each room, but something is at least not distracting from each other.

I would like to have a 2 car garage, and a driveway that's not on a steep hill so you can actually park a car on it without damaging the transmission. Would also like a built in microwave, a working dishwasher and a third bedroom.

Ever hear of a parking brake? Put the brake on first before you shut off the car. Saves the transmission.

I wish I had gotten a porcelain or cast iron bath tub instead of an acrylic one. I hate that it is just plastic, basically. You can't tell, because it's framed by tiles on all sides, but it bugs me knowing it's plastic.

I would insulate the hot & cold water supply pipes, but I would also adjust the home's layout to reduce the piping run lengths. In our house we have an 85' run which takes forever to heat up (in the winter) or cool down (in the summer) and all that water gets wasted. If unable to reduce the run length, I would add a feature to divert the wasted water into a cistern for irrigation purposes rather that just letting it go down the drain.

I would not use a closed-loop hot water system which recirculates the water, because I think that's inefficient. there's constant heat loss, despite the insulation. And it does nothing for the unneeded hot water coming out the cold spigot in the warmer months.

Yeah, I always wondered why the hot water pipes aren't insulated.
