Had an inspection yesterday where the inspector said the attic was done incorrectly because foam insulation covers the turbines and all the soffit vents.
Buyers sent out a general contractor who was talking about thousands of dollars to remove foam insulation.
Finally got a hold of my husband who is working out of state and he says, wait a minute, we have a sealed attic, it is supposed to be that way.
We start sending information about sealed attics to our agent who doesn't want to hear about any of it.
Buyers come back and say there is no vent from the furnace to the exterior.
We have a photo of the pipe off the furnace leading through the roof.
Buyers asking for over $15,000 in concessions.
Please help!
ETA: we have an inspection from when we bought and from a few weeks ago and this has never been flagged. It seems like a major issue to have been missed several times.

Our house was built with no vents in the attic. It is SIP construction. The roof is insulated with no insulation in the ceilings. This area is “conditioned” space even though it is not finished space. I would say the inspector needs to brush up on current building practices. It probably would have been better if the vents had been removed before the insulation was installed, but if it is sealed it is sealed.
If the buyer really wants to buy the house tell them to hire a PE that is well versed in foam insulation, enclosed/non-vented attics, and "thermal envelope".
If they don't like that response- the price stays the same. They move along and the next buyer comes- hopefully with an inspector that has his S#!T together!
As rr said- it's kinda unfortunate that this is a retro-fit job (sealing existing vents). They tend to skew the whole dynamic of total air-seal/thermal envelope versus a build that was build from the ground up with this in mind.
