Very true! I had a garage built during the pandemic...contractor started planning and stockpiling some lumber back in February. He was shocked how much more the small amount of additional lumber bought in July cost. Drywall was over twice as high too.

OP, you might be able to get a better price on deck lumber out in the country, from someone who owns timber on their land & has a portable sawmill.
Sometimes i see timber for sale on Craigslist.

I resurfaced my deck once - a cedar deck - and I started by pulling up a few boards.

The foundation and joists were fine, so I was ok to just replace the boards (and railing and stairs).

If you’re in the same situation then it will cut the cost in half, but please make sure going forward you stain the deck. I restained horizontal surfaces annually and vertical surfaces every other year.

I help a friend out with his contracting business, he just did an estimate on a deck. PT lumber is now more expensive than composite!!!!!

thanks all for all of your nice and detailed suggestions above and did learn a lot of new things from your comments.
Trying to find a Professional contractor/handyman to go and take a look on the deck first and then come out with a best solution...
Also, thinking to replace with a concrete patio instead of a wood one for easy maintainance.

If you have a better thought on this, highly appreciate your further input.
