I don't have construction skills, would have to hire it out.

But the house is so pretty! and so large! and the views are great!

It's a fantasy; if I really planned to buy it, I wouldn't post it here for somebody to bid the price up

But any idea how much a job like that might cost? Ballpark, I'm guessing $200K.

It appears to come with a lot of construction materials. I wonder if that cement has solidified in the Oregon humidity.

And it looks like it might be cheaper to remove that addition in the back than to fix it up, unless that's the only kitchen space.

I've watched too many Good Bones episodes for my own good.

It actually looks like they've done a lot of good work to the bones of it. Course there's still a lot to do!

My biggest question is the hill behind it. They're putting a lot into the bank and the foundation of the house, but you can't hold a hill up from the bottom.

If I had to guess it would be $350K - $400K. It might be cheaper to tear it down and build a new house on the land.

We also saw this place and started thinking along the same lines as you. I have done many fixers myself and would say your estimate is pretty close by looking at pictures only. No physical inspection, but that is doing the work yourself. The biggest negative to us is the location, if you know Coos Bay. That wonderful picture of the water is just marketing. We like coos bay and hope to get off this island someday.

That's a really great looking house, with nice views, but with the amount of work it needs, the cost to complete it will definitely require someone with enough money to spend on emotion and preservation rather than what's practical. I'm not familiar with small town Oregon construction costs, but based on the material/labor costs here, I would expect that to go over $500k.
