Idiot neighbors is a given- but I certainly wouldn't make that a “deal-breaker” if all the other boxes are checked.

I unfortunately have several in my neighborhood- and a couple are on the HOA board!!!

When the kids were young, had to be in a family neighborhood and close enough that they could walk to their very good safe schools and neighborhood parks.

Now that we're empty nesters (except when they come back), we wanted more outdoor space, privacy from neighbors, lots of trees, garden, flowers, pool. Hobby space indoors for woodworking and sewing and home offices. Extra bedrooms to house family when they come back to visit or stay awhile.

Bonus is that we're a minute away from the hospital, medical offices and about 5 minutes from all types of shopping.

I must be able to ‘use’ the great outdoors when the need arises- so acreage. And trees

Good bones for structures.

Close enough to the town/city without it being too far of a trek.

Must be close to outdoor recreation - lakes, rivers, mountains, hiking.

Well everyone is pretty much listing things I look for. I also don’t want to be on a busy or noisy street. I amazed how many build 5k plus square foot homes on a busy road here in Georgia. I never saw that back in California.

2 1/2 years ago I got divorced and decided to buy a condo. I knew what area of town I wanted and that I wanted to live in a secure building on the third floor which is the top. I wanted an elevator as I was 67 and there may come a time that I need it. I wanted 2 bedrooms and I wanted to be facing the courtyard with the long view away from the pool. I didn’t care as much about the inside because I was fine with remodeling it.

I actually was kidding about the courtyard position because only a few condos would meet that criteria and I didn’t expect to get it but I did. I also was lucky and it had a remodeled kitchen and engineered hardwood floors. I wanted this to be my last move so getting it right was important. What I didn’t care about was a garage, 2nd bathroom or walk in closet.

No HOA and no railroad crossing in the main, most used, directions in and out, are absolutes.
The house I'm in is a compromise, but there are a lot of pluses for the location.

We screened for at least a 3 car garage, found an attached 2 car and a detached 2 car in a neighborhood where folks put their cars away.
Also wanted a decent size yard, with lots of windows to let the light in.
We lucked out with many other desirable features, but the garages were key.
