If you were looking at two identical houses(both having attached two car garages) with the exception of one having a detached garage would you be willing to pay more for the house with the detached garage?
The reason i ask is that i am contemplating building a 24'x24' or so garage behind my house. It will have a concrete drive and be finished inside(insulation, wiring, and sheetrock).
I am just wondering if i will get my money back on my investment if i happen to sell in the next 3 years or so. I figured this might be a good place to ask since so many of you here are looking for and buying homes in this area.
What do you think?

Hi Cary Native,
Last year I listed and sold a home in my neighborhood that had an attached 2 car garage and a detatched 2 car garage with a carport. The detatched garage was finished to match the home. The home is 20 yrs old with 2360 sf and almost an acre. The home sold for between $250,000 and $300,000 in Feb! I had lots of showings on this home (averaging 5 showings a week!) At the time, there was only one other home on the market under $300,000 that had the detached garage.
I had four offers on this home in one weekend. The guy who bought the home, loves the detatched garage and uses it for his hobbies!
I don't know if you will get your money back out of the new garage in 3 yrs but you might. For the home in my neighborhood, the garage was built several years ago. The value of the detatched garage came out to about $15,000.
If your yard can handle the detatched garage, you do it to match your home and you are going to use it and enjoy it, go for it!

The yard will handle it as i too have a little over an acre. The house is two years old and has already gained more value than what i would have in the garage, so i don't think i will lose money on the house. I personally would see it as a plus, but that's just me.
What i don't want to do is to add something that will make the house less desirable and take longer to sell, And of course i would like to get the money back out of it too

I think it is a plus and brings value.
To max out value, just make sure that it is well integrated into the property, with good balance and proportion, good landscaping, and good access.
And like TY says, finish it to match the house as much as possible.
And then Sell it to ME!

you wont lose
You would only make or break even with this, not lose. If you can attach it or keep it close to the existing garage that sometimes looks and works better.

The garage will have to go behind the house to the side as i have a front loading garage on(in?) the house now. I will have to run the driveway beside the garage(existing) and the new one will be +/- 40' from the house, not connected at all. I plan on having it match the house exactly. Also ,i know this dude who is willing to do the landscaping for next to nothing  . So, it sounds like y'all are talking me right into it.

Go for it - your yard can handle it, athetically it will match the existing structure, buyers always love storage...
But, aside from the investment standpoint, it will bring value to YOU as the homeowner, and that's the best reason to do it!

Garages are always a plus! (I'm currently a house hunter) Attached or detached doesn't matter but I won't even consider looking at a house (or in a neighborhood) that features the garage(s) sticking out front as the most important feature. Yuck!

I agree. It's very rare that an architect or builder will consider making the garage door an architecturally pleasant feature to look at. If it's just going to be a big slab of white metal, then put it around the side or in back.

I guess it's all relative to what people like.
I saw a house in my neighborhood that had an attached garage, but they closed it up and made it an extension of the house...containing a new master suite. It boosted the value of the home...even though it means people now just have to park in the driveway. But I guess they were targeting folks who are more interested in house space than whether their car is covered.
So it all depends on the buyer.
