I sold my house when it was vacant, so I think you should do whatever is convenient for you.

Plus, if you've already purchased another home, you might as well be enjoying your furniture there!

This is great info - I'm going to ask our realtor's advice, too; but thought I'd ask you all ,too - you all seem to have a lot of recent home buying/selling experience. Thanks to all for the responses!!!

do you think it depends on where you are selling? I know here in NC, you have a lot of new construction competition. Other parts of the country you may have different types of competition.

We are putting our house on the market in about 2 weeks and our having a one day showing this weekend for out of towners that are relocating. We just ordered the carpet and have the painter coming mid week. We choose neutrals colors for the carpet and paint. Now after reading these posts I am not sure if we are going too light on the paint color. Should I change from linen white to something darker? The carpet is a leight beige.

Keep it neutral...but don't go very light for the walls....more light medium I guess. There are so many shades.....not just go for 'light'.
What color is the trim?

We sold our house with furniture and it sold in 2 days of being on market and the first looker. It was freshly painted with beige tones throughout with white on moldings(except bathroom, we kept white). We added an extra cabinet and put in a over the stove microwave as well. But make sure you take away pictures and any personal items. No clutter. Especially the kitchen. That is an important sell.

i would totally remove stuff on kitchen counters too. Make it look bare and clean. I would choose a light brown for the walls or a khaki color. It really makes the white molding pop out and gives it a warm feeling too.

Try a light brown tone... maybe a carmel color. I like carmel because it's not quiet brown and not quiet yellow. You can go masculine w/ it (leather couches etc), traditional with it (lots of dark wood work), or play off vibrant colors against it. Plus carmel makes me think of ice cream. Yum!

We are having the walls and the ceiling done in the same color and using a white semigloss on the trim.

As an agent and interior designer who specializes in staging homes for sale, I get asked this alot. I have found in a buyers market these things to be pertinant factors in a home sale

Kelly’s Top 10 Ways to Stage Your Home for Sale

1.Clear the Clutter You’re moving?? Right? So clear out things you won’t need any time soon. It will make it appear that your house is much large than it may be.

2.The “to do” List If you have ever said “Oh, I meant to get to that”?? Well, get to it. Fix that broken switch. Oh and by the way, make sure ALL your light bulbs work.

3.Scrub, Scrub, Scrub Well this one is simple, If its dirty dingy or drab clean it yes that means the walls curtains, floors ceilings EVERYTHING!!!!!! Go to the dollar store, because you will use a lot of toothbrushes also Clorox magic sponges and oxyclean work great

4.Give it a Little LESS Personality Everybody loves baby pictures, but unless you are trying to sell them they may be distracting to potential buyers. Pack away most (not all) of your person items and keepsakes. It is hard for a buyer to see themselves in your home if all they see is you in it

5.Neutralize OH DEAR!!! I can’t say enough about this one! First off this goes well with #4. If you have a theme room, you may want to make the theme a little less obvious. Also BOLD COLORS ARE DISTRACTING!!! With that being said, neutral colors are always a go. Almost any color furniture that a potential homebuyer may have will fit in well with them. And wallpaper is SO last year.

6.Eeewww This is a biggie, but no one ever thinks of it. Before you have your first showing change ALL of the toilet seats. You have heard the one about “dirty laundry”? well you don’t want to hear the one about dirty potty.

7.Maple and Brown Sugar This is quick and simple. Before an open house or a showing, get some maple and brown sugar or cinnamon or vanilla and put it in a baking pan on 200 for about 30 minutes. Make sure you add water to any of these items. It covers up a lot of odors (PETS) and makes your house smell very homey and comfortable.

8.Play up Your Assets If you have a great view, a pool, a fireplace, or awesome architecture, don’t hide it, SHOW IT OFF!! Let everyone know that if they bought your house these are the things THEY could enjoy.

9.Get Out of the 80’s If you have outdated ANYTHING and can afford to change it., now is a good time. Lighting fixtures, vanity tops, Linoleum in the bathroom, even change out the kitchen counters. In a lot of cases, you will see a return on a lot of what you put into it.

10.A Warm Welcome Put Three Stars next to this one!!!!! This is by far the most important one. Lets put it this way, for some reason, may it be right price, location, school, or lot size, they chose to come and see your house. DO NOT DISSAPPOINT THEM!!!!!! Curb appeal is key! That is the buyers first impression of things they will or WON’T have to do to the house. You don’t have to have fantastic landscaping, but if you have empty flower gardens plant something in it. Mowing the lawn is always good. And raking leaves doesn’t hurt either.
