I have had some success by using Thompson clear seal on my painted deck, in rainy Oregon deck maintenance is usually a yearly event, NEVER NEVER POWER WASH the deck, I painted then clear sealed my 40 year old deck and it lasted 3 seasons(years), I was overjoyed!, so have just done again this year and hope for another 3 years, hope this helps and works for you, GOOD LUCK

The Thompson's had little effect on your results- it was the paint!

Thompson's efficiency comes from its ability to penetrate/be absorbed into the wood. Since you painted your deck most of the protection came from the paint.

ETA: Not possible to use a stain as we have lots of millwork and bannisters that have to *frequently* be repainted white to remain clean. It drips onto the decks and porches...reason we use paint for all outside flooring. They can be retouched where white paint drips.

Oh people...don't buy an old Victorian house!!!!!!
I'm sorry, but I really don't see where having a Victorian house has anything to do with rebuilding the deck. Why don't you use drop cloths when you paint the millwork and bannisters? One issue is entirely separate from the other if you know how to properly paint these so you can use stain on the deck.

okay well how many of you have heard of mike holmes mike makes it right ?. He recommends that you wait 5-6 days before doing anything to the wood after building or re building a deck . That way the wood has time to cure or settle something to that effect . I know we are getting ready to build a whole new deck and im excited about having a huge deck finally on this house .

This is nothing new. But the amount of time can always vary- due to how old the PT is, how it was stored, how long it sat on-site, and weather. The only true method to use before applying stain/sealer is a moisture meter.

As for MH- he's a budget wrecker and a drama queen; even if he wears bib overalls!
