1. My geo for heating and cooling.
2. Having no humane neighbors.
3. Low taxes. We don't have much in the township and do not care.

I have one with a new twist. We live in a luxurious motor home. When I dont like my neighbors or get sick of the view I just walk to the front of my home, stick the key in, turn it and drive away to another RV park.

We have all the modern luxuries and sometimes more then the average house. And we get to take them with us where ever we go. We would not have it any other way. And besides....RVs are not deprecating as quickly as real homes.

Well, I am sure you mean HOME and not house - since some of us live in mobile homes and not houses....

What I love the best is:

1. No mortgage (it's paid for)!

2. Our 26 acres has "pee off the porch" privacy and rural quietness;

3. With only 784 square feet and one bathroom, it's easy and fast to clean.

Honorable mention: Gas cooking!

Stained glass windows, terrace that runs entire length of house built high up in trees, bay window you can walk into that looks out over the terrace.

I have more than three and feel very lucky to live in my home.

Sunroom
garage (didn't have one when I lived in the city; actually I didn't have any of this before)
two-tiered deck
2nd floor laundry
large pantry
master suite
back staircase

1) My garden
2) It's cozy but big enough for me
3) Very similar floor plan to a house I lived in as a child (didn't realize this for about 2 years, then thought it might be why this house put me at ease and others didn't)

Like the poster above the things that I love in my house aren't features, indeed, my modest sized 80 y.o house lacks many that most families seem to require today, I'm more of an aesthetics kind of guy.

So, its the outside architecture

the inside architecture

and the garden

What I lack in three car garages and sumptuous master suites I more than make up for in a house that I wouldn't dream of moving from even if I won the lottery.

edit: oops, I guess me and Poltracker violated the rules about not mentioning our gardens. Oh well ;-)
